How long does the application process take?

What is your income requirement?

We require gross monthly income of at least 2.5 the monthly rent. If you don’t meet this requirement on your own, a qualified co-signer or guarantor may help you qualify.


Do you accept co-signers or guarantors?

Yes, we accept co-signers and guarantors for applicants who don’t meet our income requirements on their own. Please contact our leasing office for specific qualification criteria.


Do you run a background check?

Yes, all applicants undergo a background and credit check as part of the application process. This helps us ensure a safe, comfortable community for all current and future residents.


What lease terms do you offer?

We offer lease terms ranging from 12-18 months. Availability and pricing may vary by term length, so contact our leasing office for current options and any lease-term specials.


What's included in my rent?

Can I sublease my apartment?

Subleasing is not permitted at Alta 99th in order to maintain a safe and consistent experience for all residents. If your plans change, please speak with our leasing office about your options.


What's your renewal process and notice timeline?

We’ll send your renewal notice at least , 60–90 day before your lease end date. You can review and select your renewal options directly through your resident portal.


What happens if I need to break my lease early?

If you need to end your lease early, please contact our leasing office to discuss your options. An early termination fee and notice period typically apply — see your lease agreement or our Community Fee Guide for specific costs.


Do you require renters insurance, and how much coverage?

Yes, residents are required to carry renters insurance with a minimum of $300,000 in personal liability coverage, and Alta 99th must be listed as an interested party on the policy.


Do you accept housing vouchers / participate in affordable housing programs?

Alta 99th does currently participate in affordable housing programs. Please contact our leasing office for the most current information on affordable housing options.


When are rent payments due, and is there a grace period?

Rent is due on the 1st of each month, with a grace period through the 3rd. Payments received after the grace period may be subject to a late fee — see our Community Fee Guide for details.


How do I pay rent (portal, autopay, etc.)?

How long can guests stay before they need to be added to the lease?

Guests not on the lease may stay up to 14 days within a 12-month period without being added to the lease. Extended stays may require written permission from management and could require the guest to apply as a resident.


What's the maximum occupancy per unit?

Maximum occupancy is determined by local code and unit size. Contact our leasing office for the specific limit on your floor plan.


Can I have roommates not on the lease?

All residents 18 and older must be included on the lease and complete the application process. Please contact our leasing office before having anyone move in who isn’t currently on your lease.


How do I submit a maintenance request?

You can easily submit a maintenance request through your resident portal or app. This lets you track the status of your request and communicate directly with our maintenance team.


What's your average response time for non-emergency vs. emergency repairs?

Non-emergency requests are typically addressed within 24–48 hours. Emergency issues (such as no heat, water leaks, or lock-outs) are prioritized and addressed as quickly as possible.


Is there 24/7 emergency maintenance?

Yes, Alta 99th offers 24/7 emergency maintenance for urgent issues that affect health or safety. Non-emergency requests are handled during regular business hours.


Is the community smoke-free?

Yes, Alta 99th is a smoke-free community. Smoking is not permitted inside apartment homes or within 25 feet of buildings and shared spaces.


What's your quiet hours policy?

Quiet hours at Alta 99th are observed from 10pm to 8am daily, out of respect and consideration for all residents.


What's required at move-in (deposit, insurance proof, etc.)?

Do you offer move-in specials?

What's your move-out checklist / deposit return policy?

Our move-out checklist and deposit return timeline will be provided closer to your move-out date. In general, deposits are returned within 14 business days after move-out, less any applicable deductions for damages beyond normal wear and tear.


How much notice do I need to give before moving out?

We require a 60 days’ written notice prior to your intended move-out date. Please contact our leasing office to begin the move-out process.
